Hillsboro does not produce a long list of restaurant sales on one block, so the next ring is the rest of downtown (about a quarter to a half mile), then the rest of the city (about one to two miles). 102–104 W Elm is still on the square; it was missing from the first Elm pass. 110 E Franklin is one block off the square; the $101 per foot includes a 24-year gym, not the building alone. 208 N Church is two blocks off the square (20 apartments). 100 Craig is historic-district brick. 1509 Corsicana is a 2011 highway restaurant with a drive-through and almost an acre of land. That $322 figure is a different product. It has not sold.
Smaller buildings usually sell for more per square foot. 100 W Elm is a restaurant of 3,834 SF. 100 E Elm is 16,250 SF of restaurant, bar, and apartments. Applying a restaurant rate to every foot of the larger building prices apartment space as dining room.

100 E Elm has a working kitchen, a bar, and occupied apartments. That supports a higher price per foot than a dry-cleaner and office building. It does not, by itself, put restaurant pricing on every square foot of a 16,000 SF mixed-use building.
